The short answer
Hoarding cleanups are priced the same way as any cleanout: by truck fill, or by bag count for lighter jobs. One room might be a 1/4 truck ($241) or 1/2 truck ($431). A whole house is often one to several full trucks at $732 each. Two full trucks is $732 + $732 = $1,464; three is $732 + $732 + $732 = $2,196. The price is shown before booking and only changes if you approve it.
Why Cleveland houses hold more
A hoarding situation fills the space available, and Cleveland houses have a lot of it. The city's median home was built in 1941. Most have full basements, many have attics or finished third floors, and lots in the older neighborhoods often have a detached garage out back.
That means a cleanup here is rarely one floor. Plan for the main floor, the upstairs, the basement, the attic and the garage as separate stages, each with its own estimate.
Price by stage
| Truck fill | Flat price |
|---|---|
| 1/4 truck (~4 cubic yards) | $241 |
| 3/8 truck (~6 cubic yards) | $338 |
| 1/2 truck (~8 cubic yards) | $431 |
| 5/8 truck (~10 cubic yards) | $513 |
| 3/4 truck (~12 cubic yards) | $587 |
| 7/8 truck (~14 cubic yards) | $661 |
| Full truck (~16 cubic yards) | $732 |
For an early stage, when the family is bagging things first, bag pricing can work:
| Bags | Flat price |
|---|---|
| 10 Bags of Debris | $132 |
| 20 Bags of Debris | $259 |
| 30 Bags of Debris | $385 |
| 50 Bags of Debris | $575 |
Two staged examples
A two-story house in West Park with a full basement
- Stage 1, the basement: full truck, $732.
- Stage 2, main floor: 3/4 truck, $587.
- Stage 3, bedrooms upstairs: 1/2 truck, $431.
Total: $732 + $587 + $431 = $1,750. Staging lets the person and family decide as they go, and lets you budget one stage at a time.
A Parma bungalow, bag-first
The family spends two weekends bagging soft items in the main rooms, then books the furniture and basement.
- Stage 1: 30 bags from the living room and bedrooms, $385.
- Stage 2: the basement and the remaining furniture, 1/2 truck, $431.
- Stage 3: the detached garage, 1/4 truck, $241.
Total: $385 + $431 + $241 = $1,057.
These are examples only. Every job is quoted from photos of what is actually there.
Why the free routes don't fit
The City of Cleveland's bulk week takes three items per home, during the first full week of the month. At that pace, a houseful of furniture takes years.
The resident drop-offs help with small loads, but Ridge Road takes 4 cubic yards per visit. A single full truck is about 16 cubic yards, so one stage alone would be four loaded trips, each inside the 9-to-3 window. Cleveland Heights states that it doesn't accept bulk collections from large clean-outs at all.
There is also the tree lawn itself. Weeks of furniture and bags out front draws attention the household may not want. Carry-out straight to the truck keeps it short.
Access in a crowded old house
- Open one path first. If the front hall is blocked, the crew starts there and works inward. A path from the door to the stairs makes every later stage faster.
- Name the exits. Many Cleveland houses have a front door, a side door at the driveway and a basement door. Tell us which ones open.
- In a double, mind the neighbors. If the upstairs unit shares a stair or side entrance, pick a window that works for the other household too.
- Winter. From mid-November, lake-effect snow can bury the side walk. Clear one route before the window.
What the crew does and does not do
The crew removes items: furniture, bags, boxes, appliances, debris. They carry from any floor, basement and attic included, with no stairs fee.
Hazardous materials are not standard and are handled case by case. Paint is accepted. If there are biohazards, such as animal waste or other contamination, tell us when you book so we can tell you whether it fits a standard job, and plan for a specialist cleaner if needed.
Doing it with dignity
The person who lives there should be part of the process whenever possible. A few things that help:
- Agree on keep zones first. One room or one table that is off-limits to the crew.
- Go slow on papers and photos. Set them aside in boxes to review later instead of deciding on the spot.
- Avoid surprise cleanouts. They tend to backfire.
- Bring in support. A therapist or social worker who works with hoarding can help the person handle the process.
You choose the 2-hour arrival window that works for the household, any day from 8am to midnight, so the visit can be timed for when the person is ready.
When it is a landlord's problem
Landlords with doubles or apartment buildings sometimes find a hoarding situation at turnover. Document the unit with photos for your records first, follow the eviction or abandoned-property process that applies, and then book the cleanout. Property managers can set up an account covering several properties.
In a double, the job often spreads past the unit itself. The shared basement, the detached garage and the back porch can all hold the tenant's things, and the downstairs household still needs the stair and the side door. Price the unit and the shared spaces as separate stages, so the other tenant's routine is disrupted as little as possible. A typical split: the upper unit as a 3/4 truck and the basement corner as a 1/4 truck, $587 + $241 = $828. In Cleveland Heights, where the City says it doesn't take bulk from large clean-outs, and in Shaker Heights, with its three-item cap, a hauler is the only practical route for a job this size.

Frequently asked questions
How much does hoarding cleanup cost in Cleveland?
It is priced by truck fill: a 1/4 truck is $241, a 1/2 truck $431 and a full truck $732. Whole-house cleanups often take more than one truck, so two full trucks is $732 + $732 = $1,464.
Can we do it in stages?
Yes. Each stage is quoted and booked on its own, which helps with budget and with the person's comfort.
Do you clean biohazards?
Tell us when you book. Hazardous materials are handled case by case, and some jobs need a specialist cleaner.
Do stairs or basements cost more?
No. There is no stairs fee on any floor.
Can you price by bags?
Yes. 10 bags are $132, 20 bags $259, 30 bags $385 and 50 bags $575.
Can family arrange it from out of town?
Yes. Someone local, or the person living there, can send photos of each room for a flat quote. You approve the price before booking, and access can be arranged with a neighbor or a lockbox.
