The short answer
Apartment cleanouts are priced by how much truck space the contents fill. As a guide: a lightly furnished studio is often a 1/4 truck ($241), a furnished one-bedroom a 1/2 truck ($431), a full two-bedroom a 3/4 truck ($587). If it is just a few big pieces, item prices may come out lower. There is no stairs fee, no elevator fee and no sales tax line.
Cleveland's apartment types
Where you live changes the logistics, not the price.
- Downtown towers and Warehouse District lofts. The 44114 ZIP is about 7% owner-occupied, so turnover is constant. Expect freight elevator reservations, loading-dock windows and a building that wants a certificate of insurance.
- University Circle and Little Italy. Nearly half of homes in 44106 are in buildings of ten or more units, and the tenants are students and hospital trainees on fixed lease ends.
- Shaker Square. More than 4,000 rental and condo units surround the Square, the largest concentration of multi-family housing in Cleveland.
- Lakewood walk-ups. A third of Lakewood homes are in buildings of ten or more units, many of them walk-ups with no elevator.
- The upstairs of a double. Common across Detroit–Shoreway, Old Brooklyn, Clark–Fulton and Slavic Village. Narrow interior stairs, no elevator, sometimes a shared side door.
Price by apartment size
| Apartment | Typical tier | Flat price |
|---|---|---|
| Studio, lightly furnished | 1/4 truck (~4 cu yd) | $241 |
| Studio, full / one-bedroom, light | 3/8 truck (~6 cu yd) | $338 |
| One-bedroom, furnished | 1/2 truck (~8 cu yd) | $431 |
| Two-bedroom, light | 5/8 truck (~10 cu yd) | $513 |
| Two-bedroom, furnished | 3/4 truck (~12 cu yd) | $587 |
| Three-bedroom upper unit, full | Full truck (~16 cu yd) | $732 |
These are typical, not fixed. A one-bedroom with a sectional, a king bed and a dining set can fill more than a half truck. Send a photo of each room for an exact number.
When item pricing beats a tier
If you are keeping most things and only getting rid of the big pieces, price them individually.
- Sofa + queen set + dresser: $126 + $143 + $126 = $395.
- Futon + desk + office chair, from a grad student's place near Case Western: $111 + $83 + $61 = $255.
- Sectional (3-piece) + TV stand + TV: $185 + $96 + $68 = $349.
The quote uses whichever applies to what you show.
Three Cleveland apartments, priced
Campus District studio, Cleveland State lease end
The tenant is keeping clothes and a laptop and leaving the rest: twin mattress, metal bed frame, writing desk, office chair and a small TV. $82 + $68 + $89 + $61 + $62 = $362. That's a few dollars more than a 3/8 truck ($338), so if the closet adds boxes, the tier becomes the better number.
Shaker Square one-bedroom, owner downsizing
A condo with forty years of furniture, a full kitchen of dishes in boxes and a storage locker. Realistically a 1/2 truck, $431. With the dining set and a china hutch on top, it moves to a 5/8 truck at $513.
Lakewood walk-up, third floor, two roommates leaving
Each roommate leaves a queen mattress and box spring, and the shared sofa goes too. $143 + $143 + $126 = $412. Item pricing makes splitting easy: each person's set is $143, and the sofa is split down the middle.
Getting an exact quote in one pass
- Photograph every room, including the closets, the balcony and the bathroom cabinets.
- Don't forget the basement storage cage. Many older Cleveland and Lakewood buildings give each unit a caged space in the basement, and it fills up quietly over the years.
- Mark what stays. A sticky note on anything that's going with you saves confusion on the day.
- Tell us about the building. Elevator or stairs, loading dock, and any time windows the management sets. The price doesn't change, but the right window does.
- Request the COI early if your building needs one, so the management office has it before move-out day.
Building paperwork
Downtown and University Circle buildings often require a certificate of insurance before any crew uses the freight elevator or the loading dock. JunkRabbit emails a COI to your building within 1 hour of the request. Ask your building office for their COI requirements and elevator booking rules, then book the window that matches.
Our haulers are vetted, insured local crews.
Why the City programs do not cover this
City of Cleveland bulk week takes three items per home, during the first full week of the month. A whole apartment is far more than three items, and leases do not end on bulk week.
In Cleveland Heights, the City is explicit: it does not accept bulk collections from large move-outs or clean-outs. Shaker Heights caps bulk at three items per request. In Lakewood, mattresses and upholstered pieces must be wrapped and sealed in plastic before set-out, and an improper set-out draws a minimum $100 fee.
Leaving it in the building dumpster area usually becomes a charge on your deposit.
Timing
Book as soon as you know your lease end date. University Circle and the Campus District get busy in May when CWRU and Cleveland State students move out, and lake-effect snow from mid-November can slow down any move.
Same-day pickup is available when you book by 4 PM, and you choose a 2-hour arrival window, 7 days a week from 8am to midnight. Start on the instant quote.
